Blackline

Deals that never hit listings.

Clause I — the position

Discretion is the asset.

Every year a certain number of significant homes change hands without ever being for sale. No listing, no floor-through spread in the Times, no Sunday line outside the lobby. We are how.

Blackline holds a short book of properties whose owners value silence, shown to buyers who can be trusted with it. The price of admission is not money. It is a name we recognize.

  1. 1.1

    No listings

Nothing we represent appears on a portal, in a window card, or on this site in any form you could act on. Including this one.

  2. 1.2

    No photography

Rooms are seen in person or not at all. Pictures leak. Memories don't.

  3. 1.3

    No names

Both parties stay redacted until closing. Frequently after.

Clause II — current dossiers

Five files, quietly open.

Look closely and a bar or two lifts. Everything else requires the key.

Clause IV — procedure

The way in.

  1. 01

    Referral

We don't advertise, and we don't take cold approaches well. Someone gave you our name; the form below asks for theirs. That is the entire application.

  2. 02

    Verification

We check, quietly. Expect one call from a number you won't recognize, at an hour you will. No paperwork changes hands yet.

  3. 03

    The key

The dossier arrives unredacted. Walkthroughs are arranged one party at a time, never on the hour, never announced to staff.
